MISSION STATEMENT
Our philosophy and mission statement is to create a perfect house design the works for you,
your family, lifestyle, and in harmony with the environment. We will provide creative design
options in an effort to produce a house design, and then construction documents, that will be
the most efficient and economic to build, without jeopardizing quality.
PRELIMINARY DESIGN
A Preliminary Design usually is a building block process where we develop spatial relationships and form
them into actual floor plans which will show exterior walls, interior walls, doors and windows. From the
development of the floor plans we can then establish and develop the exterior facades of the house. We will
continue to revise and develop the preliminary design until you are satisfied and give us the approval to move
forward. We constantly keep you updated with the progress of the design development by sending you
the updates by email so that you can actually see the plans and the progress.
Once you are satisfied with the preliminary design and with your approval, we will take the next step and
develop the preliminary design into actual Construction Documents (CD's).

Our Construction Documents consist of:
Site Visit (only if required)
Complete Drawings and Specifications
Exterior Elevations of all sides
Floor Plan(s)
Foundation Plan
Roof Plan
Wall Cross Sections
Building Cross Sections
Structural Details
Energy-Insulation Specifications
Gravity Load Structural Calculations
Earthquake/Seismic Structural Calculations
Footing/Foundation Wall Engineering (If Applicable)
Roof Truss Details (If Applicable)
Site Plan
Other Plans, Specifications and Details as required
Our Construction Documents will consist of all the information that you will need the bidding process,
building permit applications and then for the actual construction of your house. If your project requires
additional information of that is not listed above, we can work with you and determine the best way to
acquire that information.
NEW HOUSE PLANS
Preliminary Design and Construction Documents charge:
For New House Plans we charge by the square foot of the living area. We do not charge for garage areas,
deck areas and porch areas. Our square footage charge will vary depending the amount of design
information you bring to us, which will vary the amount of time we spend on the design of the project. The
more design information you provide to us the more economical you total charges will be.
REMODEL - ADDITION HOUSE PLANS
Preliminary Design and Construction Documents charge:
For Remodels and Additions to your house we have found that the fairest way to charge is by the hour.
Contact our office and we can discuss the extent of your project and we can give you an estimate of
the charges for our services.
STOCK PLAN MODIFICATION PLANS
Construction Documents charge:
If you find a Stock Plan that you like and are interested in modifying the plan to meet you personal
needs, please contact our office. We will discuss your specific modifications and give you an estimate of
the charges for our services.
REPRODUCTIONS
Upon your request we can provide reproductions in the following formats:
-Full size scaled drawings (usually 24" x 36" architectural "D" sheet format)
-Reduced drawings 11"x17" (tabloid size format)
-Reduced drawings 8½"x11" (letter size format)
-Electronic files (.pdf or .tiff files)
-Other formats available upon request
